What exactly does BrixHousing do?
BrixHousing mediates between tenants and landlords. We rent out houses, studios,
apartments, student rooms, and commercial real estate in the Venlo region. We work without
registration fees or hidden costs and offer transparent, fair prices.
Does BrixHousing also work for private landlords?
No. For private landlords, we would like to refer you to our partner Vastgoedeheer
Venlo. They take care of everything for private landlords and investors, including
mediation, management, rental contracts, advice, and rent collection.
Which region does BrixHousing serve?
We are active in the municipality of Venlo.
Do I have to pay a registration fee to respond to properties?
No. BrixHousing does not charge a registration fee or any hidden costs.
Anyone can respond free of charge.
What properties does BrixHousing rent out?
We rent out studios, apartments, family homes, and commercial spaces. The current
offering can be found on our website.
How do I respond to an available property?
You can respond directly to available properties via our website. There may be
waiting lists.
How does the selection process work?
We work according to a fair order of registration. If we think there may be a match
between a property and a candidate, we send the link to the property to the
candidates in order of registration. After this, a viewing will be scheduled. If
interested, additional documents will be requested, such as proof of income,
identification, employer's statement, and landlord's statement.
How does student housing via BrixHousing work?
Student housing is arranged through our partner Checkpoint Venlo. They assist international
and Dutch students in their search for accommodation.
Where can I register as a student?
Students can register via checkpointvenlo.com. Brixhousing works
closely with Checkpoint to make rooms and studios available.
Do I need to be enrolled at an educational institution?
Yes. For student accommodation, you must be able to provide proof of enrollment (HBO), student statement, or
internship agreement.
Are student rooms furnished?
That varies per property. Many short-stay student units are furnished; regular
rooms are often unfurnished.
Can multiple people live in a student room?
Student rooms and studios are intended for one person only.
What is short-stay at BrixHousing?
Short-stay is temporary accommodation for a pre-agreed period, mainly for
international students, expats, and employees.
Can a short-stay contract be extended?
Usually not. Of course, this can always be discussed. Short-stay end dates are binding.
Are short-stay properties furnished?
Yes, the living space is almost always furnished. Inventory varies per location and is
listed in the advertisement.
Do I have to pay a deposit?
Yes. The amount of the deposit depends on the type of property. It will be transferred after the final inspection/
key handover, if there are no issues, within 2 to 6 weeks.
What are service costs?
Service costs are costs for communal (utility) facilities.
monthly fee is set for this, or a monthly advance payment which is settled annually.
Can I receive rent allowance?
That depends on your income, age, and the basic rent of a property. For independent
studios and apartments, this is sometimes possible. For more information, see

How do I report a repair?
Repairs can be reported by sending an email to hello@brixhousing.nl. Urgent faults/
reports can be reported by phone 24/7.
Who is responsible for maintenance?
Minor (daily) maintenance is the responsibility of the tenant. Major maintenance and
technical installations are arranged by Brixhousing.
Can I do DIY in the property?
No. Whether it concerns minor jobs or structural or permanent changes, you must
always obtain written permission from Brixhousing.
How do I terminate my lease?
You can terminate your lease by email or in writing. The notice period is stated in your contract.
What is a final inspection?
You will always receive an email detailing what you need to arrange before a final inspection takes place. If
you have any questions, please contact us by email. If necessary, an additional inspection will be
carried out, during which we will indicate what you need to arrange before departure.
When will I get my deposit back?
Within 2 to 6 weeks after the final inspection, depending on any damage or outstanding costs.
How do I report nuisance?
Nuisance can be reported by email or telephone. We take these reports seriously and
take action where necessary.
How is fire safety regulated?
Our buildings comply with legal safety standards, including smoke detectors, fire extinguishers,
and periodic inspections.
Can I put things in common areas?
No. For safety reasons, hallways and escape routes must remain clear.

What can Brixhousing do for landlords?
We take care of rentals, management, rent collection (SEPA), deliveries, inspections, and communication
with tenants. To this end, we work together with Vastgoedbeheer Venlo.
Is Brixhousing suitable for private property owners?
Yes. We take care of everything for both small-scale private landlords and large property owners.
How does the management contract work?
Agreements and responsibilities are laid down in the contract between the owner and
Vastgoedbeheer Venlo. Agreements cover all day-to-day management, including
maintenance, communication, and financial processing.
